Afterward, you’ll receive a detailed proposal with exact pricing. For smaller projects (such as a powder room), an onsite visit may not be necessary before sending the proposal.

We begin with a 30–60 minute discovery call with one of our estimators to review scope, goals, and details. We may request photos and rough measurements. At the end of the call, you’ll receive a ballpark estimate and schedule an onsite consultation (typically 2–6 hours, depending on project size). Within approximately 3–5 business days, you’ll receive a detailed line-item proposal. Please note: onsite consultations may include a fee based on project size, which is credited back to your project if you choose to move forward with us.

Yes. You’ll receive a detailed line-item estimate outlining scope, allowances, and exclusions, along with a written contract before any work begins.

Payments are milestone-based. A typical schedule:

  • 30% at contract signing
  • 30% at project start
  • 30% at midpoint
  • 10% at completion

We do not offer in-house financing but can refer you to our preferred lenders.

We use JobTread (a project management software), which gives you real-time access to your schedule, selections, budget, approvals, and messages. You can message us directly inside the portal, and updates go straight to your email. Phone and text are used when needed.

Yes. You’ll have a primary point of contact (Estimator, Project Manager, Superintendent) for each phase of your project. If your contact changes, we provide a formal introduction so communication stays clear.

Yes. A superintendent or manager visits daily or is onsite as needed based on project phase and scope.

Yes. We are licensed in Colorado and carry full general liability and workers’ compensation insurance.

Yes. We obtain required permits and coordinate inspections through the Pikes Peak Regional Building Department (PPRBD). Projects may require multiple inspections before proceeding to the next phase.

Southern Mesa operates under either a fixed contract or a Cost+ contract depending on the division and complexity of the project. Most small scale projects to large scale remodeles fall into the fixed price structure, while any new construction or commercial construction projects are typically a Cost+.

Allowances are placeholder amounts for items not yet selected (like tile or fixtures). Final pricing adjusts up or down based on actual selections.

If delays are caused by us or material availability, no fees apply. Client-requested changes may result in added cost or schedule adjustments. A change order will be written up for your approval before any official adjustments are made.

You’ll receive a detailed schedule once scope, selections, and permits are finalized. Delays can occur due to inspections, weather, material lead times, or unforeseen conditions. We communicate schedule changes promptly.

All changes require a written change order approved in JobTread before work proceeds. Changes may affect cost, schedule, and permits.

During remodels, concealed conditions such as rot, outdated wiring, or plumbing issues may be uncovered. We will communicate these findings immediately, present clear options for addressing them, and provide a written change order for your approval before any additional work begins.

Yes, but fees may apply to capture the change in scope.

Missed selection deadlines can delay the schedule or result in additional costs due to trade rescheduling or expedited orders.

Your contract defines the full scope of work. Items not specifically listed are not included.

It depends on the scope. Most remodels allow occupancy; few instances may require temporary relocation usually due to utility shutdowns.

We use floor protection, dust barriers, ventilation systems, and maintain a clean jobsite. However, construction is inherently disruptive and some dust and noise should be expected.

We maintain a minimum standard of contractor-grade materials and will not install lower-quality products. Material recommendations depend on your goals and budget.

Yes. Education is a priority. We walk you through cost, durability, maintenance, and long-term value so you can make informed decisions.

Substantial completion means:

  • Contracted scope is functional and complete
  • Required inspections have passed
  • The space can be reasonably used

We provide a one-year workmanship warranty. Manufacturer warranties vary by product and are passed along when applicable.

Warranty does not cover:

  • Normal wear and tear
  • Owner-supplied materials
  • Work performed by others

You’ll receive warranty documentation, care guidelines, and final lien releases (if applicable). We also follow up to ensure ongoing satisfaction.
